New Neighborhood and ‘Sports Mile’ Planned in Ball Arena Revamp

Kroenke Sports & Entertainment (KSE) is moving forward with a significant redevelopment project around Ball Arena, marking a critical step in Denver’s urban transformation. Here are three key things to know:

1. Impact on Denver’s Skyline

The redevelopment will drastically alter the skyline of downtown Denver. According to Wenk Associates, the project envisions 5 million square feet of mixed-use space, including offices, retail, and residential buildings. Up to 6,000 housing units will be constructed, with some tall, skinny towers planned. While the Old City Hall Viewplane will limit the height of certain buildings to preserve views of the Rockies, other buildings could reach notable heights due to exemptions for affordable housing.

2. Historical Context and Timeline

The redevelopment of the Ball Arena area was first incorporated into Denver’s 2018 Downtown Area Plan, which aimed to create mixed-use, walkable neighborhoods. KSE formally submitted plans in May 2022, and public hearings, including one on October 21, have progressed the rezoning and development process.

3. New Neighborhood and Business Opportunities

KSE’s plan goes beyond just sports venues. It includes the creation of a new neighborhood, parks, and open spaces covering 20% of the 55-acre area. A “Signature Park” will be a daily hub for residents, and Wynkoop Street will transform into a vibrant corridor with tree-lined sidewalks and retail spaces. The area will also prioritize multiple transportation options, including six pedestrian and bike bridges connecting Ball Arena and LoDo to parks and Cherry Creek.

The Ball Arena redevelopment promises to reshape both the skyline and daily life in downtown Denver, creating a new urban experience with housing, business, and entertainment at its core.
