The buildings along the University Boulevard side of the mall are being torn down to make way for the new 13-acre mixed-use development. Denver City Council approved rezoning for the project in 2024, paving the way for construction to move forward.

Developers with East West Partners say the demolition marks the first major step toward transforming the area into a new neighborhood that will include office space, housing, retail shops and public areas. The project is expected to significantly reshape the west side of the Cherry Creek district, one of Denver’s busiest shopping and commercial areas.

Cherry Creek West is designed to expand the existing Cherry Creek shopping and business district while creating a more walkable, mixed-use environment. Plans call for a combination of residential buildings, office space, retail stores and open community areas.

With demolition now underway, the long-planned redevelopment is beginning to take visible shape as crews prepare the site for future construction. Developers say the project will bring new housing, businesses and economic activity to the Cherry Creek area as Denver continues to grow.
