The Hornet’s Home on South Broadway Up for Sale—Restaurant Continues Business as Usual

The Hornet Building on South Broadway Hits the Market—Restaurant Stays Open

The iconic building at 76 Broadway, home to one of Denver’s beloved spots, The Hornet, is now for sale at $3.95 million. Located at the corner of 1st Avenue and Broadway, the 11,400-square-foot space houses the restaurant as well as additional space for another eatery and 18 office units on the second floor.

Rest assured, The Hornet will remain open despite the change in ownership. Owner Sean Workman confirmed that the restaurant has signed a seven-year lease, so it will continue business as usual.

The property was originally purchased by Three Pillars LLC in 1996 for $450,000. Now, the current owner plans to reinvest the proceeds into another venture, according to Todd Snyder, the realtor representing the sale. Snyder mentioned that the owner hopes to sell to an investment group that shares a passion for revitalizing South Broadway to its former glory before the pandemic and the construction of bike lanes negatively impacted the area.

The building, which dates back to 1900, has had its share of challenges, including multiple car crashes in 2018, though recent road upgrades have improved safety. Despite these issues, the listing emphasizes the building’s historic charm and the opportunity for immediate income or future redevelopment in one of Denver’s most desirable neighborhoods.
