Investors have significantly impacted Denver’s real estate market in the past two years, purchasing a whopping $10 billion worth of housing. According to Redfin’s quarterly reports, approximately 15% of the total homes sold in the Denver metro were to investors – roughly one in seven houses. Additionally, investors across the country purchased up to one in five homes in the United States, depending on the quarter.

Interestingly, investors often paid an average of $49,000 less for homes than the overall sales price in the Denver metro. These statistics do not account for the first quarter of 2021, for which Redfin had no record. If sales from this quarter were included, investors likely purchased over $10 billion worth of Denver's homes in total. Overall, the substantial presence of investors in Colorado's housing market is a crucial factor to consider for both locals and potential buyers.
